Traditional Property Transfers/ Sales

1. Find a real estate agent to list your property

2. Sign a contract to sell your home for a fee (typically 6%)

2. Clean your property and make necessary repairs/ updates

4. Stage your property

5. Your property is listed

6. Wait for a buyer to offer

7. Negotiate on price

8. Enter into Buy/Sell agreement

9. Wait for inspections to be performed

10. Wait for contingencies to be removed

11. Wait for funding (Traditional funding takes 30+ days without pre-qualification)

12. Possibly negotiate again based on any findings in inspections. 

13. Closing- Transfer documents are signed at a title company


"Off Market" Property Transfers/ Sales

1. Reach out to Birchwood Property Solutions with a sales price in mind based on condition, market, and other known factors

2. BPS will evaluate the property to see if we can help you achieve your selling goal 

3. An inspection will be performed. (Different from a formal property inspection with an appraiser). There's no cost to you, and it's more timely

4. BPS will make you an offer based on the appraisal

5. You accept or decline the offer

6. Closing- Transfer documents are signed at a title company
